Rest assured that Denver Cascade’s primary concern is the safety, security and well-being of each tenant, occupant and guest. Our requirements for residency and our established policies have been developed to help maintain a quality of lifestyle that we would like everyone to be able to enjoy. Following is a brief overview of the policies that we are asked about most often. For a complete list, ask us for a copy of the Community Rules:
COMMUNITY RENT

Prospective residents are screened for several criteria that we believe are important in identifying the type of residents that will make “good neighbors”. Applicants can expect to have their credit, criminal, employment and prior residency information verified. Equal consideration is given to all applicants without regard to a person’s race, color, creed age, sex, national origin, disability or marital status.
Homes are for sale only – no renting or subletting is allowed. At least one person on the Agreement must also appear on the title to the home. We firmly believe that this policy offers the best opportunity for a more secure and less transient community.
Pet friendly – Denver Cascade is a pet friendly community. Pets are an important part of a good family life and are always welcome. We do require that you register your pets with the office prior to bringing them into the park. Vicious breeds are, however, excluded and we limit the number of pets per household.
Vehicles – We allow a maximum of three vehicles per house, space permitting, and provide free storage for boats, campers, trailers etc. Street parking is not allowed, unless you have a valid street parking permit. No Street Parking at all during snow clearing activities. This is City of Federal Heights Fire Department policy. All vehicles must be operational and have current tags and registrations. The speed limit within the park is 15 mph and is enforced by the Federal Heights Police.
Utilities – Denver Cascade is a “master meter” community, which means that you do not have to go through the hassle of opening up various accounts with the utility providers. Your bill for water, electricity, gas, trash and sewer will be shown on your monthly lot rent billing. All residents are required to keep a clear area around their meters to allow for easy meter readings. Trash pick-up is every Thursday (Friday, if Monday is a holiday).
Appearance of home and property – The value of your home is based to a great extent on how well you maintain your residence and landscaping. We continually monitor park and residence appearance in order to insure a healthy and well kept community. Federal Heights Code Enforcement performs a similar function and is always available if you have any questions about improvements or repairs.
